Jackson Planning Commission Meeting Again

slide22The Jackson Planning Commission will meet tonight to review Notices of Intent to Develop. In February of 2007 the Planning Commission recommended to the City Council that they adopt 68 HEUs for the upcoming year, which was the number of HEU’s needed for Jackson Hills to complete phase 1 of their project. The City Council after some deliberation chose to set the allocation at 106, based on the same formula used in 2005 of spreading the remaining sewer capacity over three years. Staff then advertised for request for Notices of Intent to Develop and four different developers responded by the March 31st deadline.
slide24 New Faze Development, the developer of the Jackson Hills Golf Course and Residential Community put in a request for at least 68 additional HEU’s to enable completion of phase one of their project as in 2005 they were granted 82 HEUs. Also New Faze Development requested an additional 45 HEU’s for their affordable housing project, Miner’s Vista, which is proposed to be located at 305 Scottville Drive. The project consists of 30 apartments or condominiums in one building with an additional 15 separate condominiums. –St. Patrick’s Catholic Church is proposing “St. Patrick Park” and is requesting as many of the 216 HEU’s needed for their mixed use development. The proposed project, located off of New York Ranch road, consists of 20 condominiums, 74 town homes and cottages, 48 single family residences, 8 suites of neighborhood retail, the Amador Catholic Center, 36 medical services office suites, and 30 suites for medical support services, research and development. Also on the request list is Developers Reynen & Bardis who are proposing Creekside at Jackson which consists of a maximum of 400 single and multi family residences on 227 acres located on the north side of French Bar Road. The Developers are requesting 75 HEU’s this year for Phase one. The final request to before the Commission on Monday is that of Charlotte Laughton who is requesting 40 HEU’s to develop 20 single family residences and 20 affordable housing units on 21.91 acres located on the south side of French Bar Road. All of the combined requests exceed the 2007 allotment of 106 HEUs, thus will be the job of the Commission to review the applications and suggest to the City Council which projects shall receive HEUs based upon that developments consistency and benefits to the City of Jackson.
