Amador Co. Planning Commission Votes For Second Meeting In April To Address Wicklow Way

slide3The Planning Commission voted Tuesday night for a second planning Commission meeting to be held in April to address the Draft EIR and a recent zone change for the Wicklow Way Subdivision proposed by Lemke Construction of Copperopolis.  Lemke Construction is proposing to develop and build the Stoney Creek Estates- Wicklow Way project, consistent with the original concept approve in 1978 as part of the Hilltop Estates Master Plan. The property proposed for development is situated off of Wicklow Way on the south side of Hwy. 88 just west of Hwy. 88 and 49 junction in Martell between the Argonaut High School Football Field and Wal-Mart.

slide4 Lemke Construction Inc. is proposing to divide 201.37 acres into 621 parcels consisting of 490 single family residential parcels which range in size from approximately 6,000 sq. feet to over one acre, 113 town home lots, 5 acres for apartments, 3 commercial parcels which total 22.6 acres, one industrial parcel totaling 6.8 acres, one parcel for a future school site totaling 8.5 acres, 29.8 acres split into 10 parcels for parks and pathway areas. Lemke Construction has proposed a zone change from “R1” Single Family Residential to “R3,” High Density Multiple Family Residential District, and “C1” Retail Commercial and Office District to “PD” Planned Unit Development District with a Master Plan Use Permit for a planned unit development. 

slide8 The project is proposed for development in different phases. Lemke proposes that the project be developed in 5 phases, however they due advise that the schedule is tentative due to market conditions, infrastructure construction, financing and other development issues that could occur.  In phase one 50-100 single family homes are proposed to be constructed comprised of units of each housing type. This phase is also expected to include the onsite recreational facilities and mini storage area. Also 20-50 town homes may be included as well. Proposed in phase 2 are the development of 50-100 single family homes, comprise of each housing type, and the possibility of additional town homes.   T

he balance of the town homes will occur during Phase 3 as well as another 50-100 single family homes comprised again of each housing type. Phase 4 is comprised of 50-100 single family homes comprised of units of each housing type. Multi-family housing may occur during this phase as well. And finally phase 5 consists of the balance of the single family homes, comprised of units of each housing type. Multi family housing may also occur in this phase. Lemke Construction anticipates that the project will be a developer built and controlled subdivision, subject to strict architectural controls and CC&R’s. The meetings are scheduled for April 24 7pm
